5 Things Tenants Miss in Entry Condition Reports (and Lose Money For)

Moving into a rental is exciting — but it can also be costly if you're not paying close attention to the entry condition report. Many tenants assume the real estate agent’s version is enough. But did you know that missing small issues at the start of your lease can cost you hundreds — or even your full bond?

Here are five things most tenants overlook (and how to make sure it doesn’t happen to you).


1. Damage or Scuffs Behind Doors

It’s one of the most commonly missed spots during a walkthrough.

When doors are open during inspection, damage to walls or skirting boards —caused by door handles or previous tenants — is easily overlooked.

💡 Tip: Always close every door fully and inspect the wall or surface behind it.

2. Ceiling Stains or Cracks

You’re focused on the floor and walls — but what about overhead?

Ceiling water stains, cracks, or sagging plaster might point to leaks or structural issues that you don’t want to be blamed for.

💡 Tip: Photograph every ceiling and light fitting, especially in bathrooms, kitchens, and laundries.

3. Inside Cupboards, Drawers & Under Sinks

Grime, mould, pest droppings, or damaged shelving often hides in places agents don’t photograph or mention in standard reports.

💡 Tip: Open every cupboard and drawer, check under sinks for leaks or moisture, and take close-up photos of anything noteworthy.

4. Condition of Windows and Flyscreens

Are all windows opening properly? Are flyscreens torn or missing?

You might not notice until later — and guess who could be held responsible?

💡 Tip: Test all windows and doors, photograph every screen and note any stuck latches or bent frames.

5. Skirting Boards, Floors & Corners

Dirt, water damage, lifting boards or chipped tiles often hide at the edges of rooms —especially under blinds, behind curtains, or furniture.

💡 Tip: Take wide and close-up photos of flooring edges, especially in kitchens, bathrooms, and laundry areas.
